This Privacy Policy outlines how MJY & ASSOCIATES ("we," "us," or "our") collects, uses, and discloses your information. It applies to all products and services owned and operated by MJY & ASSOCIATES and its affiliated entities, including content and software available at sell2mjy.com ("Services"). All content on our Services, including text, images, and code, is owned by or licensed to MJY & ASSOCIATES. You may not reproduce, distribute, or create derivative works without our prior written consent.

Reverse-engineer our technology

Violate laws or send chain letters

Attempt unauthorized system access

Disrupt Services or others' enjoyment

1.1.7 Submissions

Any content you submit (reviews, comments, images, etc.) may be used by us freely. Do not submit confidential or proprietary information. By submitting, you:

Warrant originality and rights to the content

Grant us a royalty-free, perpetual, worldwide license to use, modify, and distribute it

1.2 Disclaimers

1.2.1 No Warranty

IMPORTANT! Services and content are provided "AS IS" without warranties of any kind. We disclaim all implied warranties to the fullest extent permitted by law.

1.2.2 Assumption of Risk

IMPORTANT! You use Services at your own risk. We're not liable for damages to your property or data loss from Service use.

1.2.3 Not Professional Advice

We don't provide legal, tax, or professional services. Seek qualified professionals for such matters.

1.3 Limitation of Liability

We're not liable for any losses or damages from Service use except for willful misconduct or gross negligence. This includes, but isn't limited to, system failures, data inaccuracies, or third-party conduct. Statutory rights remain unaffected.

1.4 Indemnification

You agree to indemnify us against all losses arising from:

Your violation of these Terms or laws

Your misuse of Services

Your infringement of third-party rights

Do not settle claims without our written consent. We may assume defense of any claim.

1.5 Governing Law

These Terms are governed by Connecticut law (excluding conflict-of-laws rules), except the Dispute Resolution provision (federal law).

1.6 Enforceability

Our failure to enforce rights doesn't waive them. Unenforceable provisions are severable. We may assign these Terms; you may not without our written consent.

1.7 Communications

By providing your phone number, you consent to informational/service messages (text/automated calls). Reply "STOP" to opt out of texts. We may record calls for quality. Notices via email/mail are effective immediately.

1.9 Dispute Resolution

Claims must first undergo 30-day informal negotiation. Binding individual arbitration (not class actions) applies per FAA rules. Small claims court actions are exempt. Arbitration administered by AAA/JAMS. Each party bears its costs unless rules/law require otherwise.

1.9.9 Opt-Out Right

Email [email protected] within 30 days of account creation with subject "Arbitration Opt-Out" and your name/contact details to choose litigation instead.

2. Service-Specific Terms

Preliminary offers are estimates only, not appraisals. They're invitations to request a formal MJY & ASSOCIATES Offer.

2.2 Selling to MJY & ASSOCIATES

An offer to purchase your home requires:

Ownership/representation rights

Location in our service area

Home meeting our buying parameters

Offers aren't appraisals. We act as a purchaser, not your agent. You must independently evaluate/accept offers.

2.2.3 Post-Sale

After closing, update your address with USPS and retailers. We're not liable for mail/packages delivered to the property.

2.5 Brokerage Services

2.5.1 Our Brokerages

MJY & ASSOCIATES LLC oversees affiliated brokerages. MLS data is for personal use only; redistribution prohibited.

Our brokerages may represent us in transactions. We can refer you to partner agents (we receive referral fees), but never require specific agents.

2.5.7 Listings

Property information is "AS IS" without warranty. Verify independently.

2.6 Promotions

Promotion values depend on final home price/transaction costs. Consult your representative for details. Promotions generally can't be combined.
